Gonna be an interesting week, I am now into my fourth month of chronic pain since my back surgery, I’ve had a repeat MRI, nothing structural is broken and it doesn’t appear any nerves are impinged, seen the neurosurgeon and she doesn’t need to go back in for anything else yet.
Still taking strong pain medication which is just fucking great.

Today I have physio, with the physio that my neurosurgeon recommends. Basically starting rehab from scratch after the complete failure of the defence employed physio plan.
Tomorrow I have psychologist and coaching football pre-season training
Wednesday I am getting botox injected into the muscles in my back to attempt to relieve the pain and tension with a pain specialist.
Thursday I have my medical review with my MO to see what the short-term plan is with my medical fitness and another football training session.
Friday we are getting a skip delivered to prepare for moving house.

Gonna try and relax Saturday, oh wait we are playing the roar…

I will never understand how him carrying on like a massive dickhead is considered “box office” and actually draws people in. Bring back the tall poppy syndrome that used to be a signature of this great land.

One of the massive flaws of the 21st century, is whilst the rise of technology has seen incredible societal progression, it has come at the cost of attention spans and humanities general need for instant gratification.

People^ have this desire for ‘in your face’, confrontational drama and over the top antics that on the surface seem completely and utterly ridiculous, but people crave this unneccessary behavuour as it satisfies what I can only assume is their inner suppression to behave in this manner.

As a result it’s a talking point that gets people to hand over cash to go watch him play, or tune in to a broadcast to watch him. As such, I wouldn’t be surprised if Australian tennis officials nuture his behaviour just so that people can talk about Tennis in Australia.

Personally, I too would like to see NK get a smack in the chops and brought bacck down to earth,

Had our first open house over the weekend. We’re 99% sure the Agent listed it way too low as we had 41 registered groups and 7 people asked for contracts. Still hoping we can sell it prior to auction though, the thought of setting the house up another 6 times for inspections is just doing our heads in!

Agents listing a place below market value… well i never.

Won’t defend them at all, but at the same time, you’d be silly going into any open house and expect to purchase at the listed value. I don’t think I’ve ever seen a property go for listed value.

You can still increase the price, based on interest if you had actually put a number on it.

We are on the opposite side at the moment, trying to buy. A lot of shite out there and need to really temper expectations based on photos.

We just bought and ended up going through a buyers agent. Got the property off market and I’d say we probably got it about 100-200k cheaper than what it should have been, and potentially 300-400k less than what we should have paid if it went on market. We just got sick of the searching and the bullshit with the agents. My favourite was the guy that called us with an amazing opportunity we couldn’t pass up. He was offering us a three bedroom villa… We had other agents telling us they had no clue how much they were expecting for the property etc. Pack of c*nts the lot of em.

We were wondering about a buyers agent, but looking at apartments assumed they would be hard to justify their value at stuff under a mil.

What area looking at? They’re not the cheapest, but then the one we found had flat rates based on the price of the place, rather than a percentage on the final sale. Means that it was in his best interest to drive the price down, rather than up. Might set you back about $20-30k or so. Our one found us a place in 2 weeks, off market in a good area. He also did a full area study, looks at what’s surrounding, are there any DA’s, future plans for building or a whole raft of other things. Revealed that one of the places we were looking at actually had a nursing home next door, which we didn’t realise.

We ended up doing it as there’d been too many places we just missed out on, plus having to get in the car every saturday with two kids and go through all the houses was starting to kill us. The kids would inevitably demand to stay in the car halfway through etc.

The kicker on his end, the place he found, apparently the real estate agent selling, had no clue what it was worth, as it wasn’t his usual area. He then gave a price and told him if he went to anyone else to get an offer, he walks away and blacklists him. Pretty much bullied the agent into selling to us. He then managed to knock off an extra $25k from the final price despite the initial offer.

Hunters Hill, lower north shore, eastern suburbs, inner west. Have also been looking as far out as Epping, though the Mrs is not keen on the area.

We are only 2 weeks in and it’s pretty grim, mins you most of the stock has been up for 3+ months. Quite a few new places coming on though.

Ha, we bought in Hunters Hill and the agent specialises pretty much all those areas, baring Eastern Suburbs. He has a range of different offers etc. If you get desperate, feel free to hit me up and I can send contact details for the agent.

Last weekend was the first of the big weeks for new places to go on the market, so makes sense as to why you’ve only seen the older stuff on the market. They don’t list anything new between the start of December and now, as there’s not much interest. Should see a burst now and then March is the next big stock that comes onboard.
